The Sun Sentinel reports what they call a "surging economy" in Broward and Palm Beach Counties.

Job related income outpaced both the state and the nation, jumping 6.3% in Palm Beach County, compared to 4.3% for the country and 5.2% in Broward County.

An active growing and affluent economy is key to successful commercial real estate in Palm Beach and Broward Counties.

Economist William B. Stronge, professor emeritus at Florida Atlantic University put it best when he said


"It tells us our economic activity is growing faster. South Florida is back,"

Boca Raton Wyndham wins a mini makeover!

I've always enjoyed going to the Boca Wynhdham.

Cograts to them for winning a $25,000 makeover at the 2013 Internation Hotel/Motel+restaurant show.

Cintas Corp and hsopitatlity television personality Anthony Melchiorri  will be winnign a deep cleaning program that will move their already impecible level of service, one step further.

Selected as the winner in October, the Wyndham Boca Raton, located in Boca Raton, Fla., decided to use the $25,000 in multiple ways. Using Cintas' deep cleaning service for air conditioning units, the hotel reduced energy consumption and ensured that the units cool faster, reduce humidity and prevent foul odors in guestrooms. To take their cleanliness program a step further, the hotel also used Cintas' Tile and Carpet Deep Cleaning Service throughout all guest rooms and public areas, including its hallways and conference spaces.

Well, congrats to our friends over at the Wyndham!   We never win anything!

South Florida Jobless Rates Continue to Fall!

What a different picture from even a year ago.

Daily we become more excited about the growth and strength of the South Florida Economy and Commercial Real Estate Market.

The South Florida Business Journal is reporting, another drop in the unemployemnt rate, down to a seasonally adjusted 6.7%.

Thats over 1.5% better than a year ago, and the lowest since August of 2008.

Downtown Boca Raton Commercial Make Over

The commercial center across from Boca Raton City Hall is getting a new makeover.

The developers are calling this a "Gateway to Downtown"

The new space at 199 W. Palmetto is said to be more flexible, where Retail space can collapse to support restaurant space, or the other way around, to more rapidly meet the changing needs of the community.

We love to see growth to the commercial real estate market in Boca Raton.

Miami Real Estate up 19%

The South Florida Commercial Real Estate market uses the residential market as a clear bell-weather or barometer of health.

How exciting after the tough times the real estate market has endured, to hear that Miami residental property sales have risen nearly 19% in value year over year.

Always an excellent sign for the commercial real estate market is the influx of new capital to the south Florida economy.   The article concludes with the note that significant growth in cash sales indicates that Miami is the destination of choice for international buyers.

New Hotel for Downtown Boca Raton


The Kolter Group is planning on a 13 story Hyatt Place Hotel for Downtown Boca near Mizner Park.

It is exciting to see Boca Raton Continue to rebound, and grow.   This sounds like a fantastic luxury development.

As you may have come to realize, I'm a bit of a restaurant buff, and am currently representing a Boca Raton Restaurant for Lease.    I can't wait to see what they put in in the new Hotel.

The facility is supposed to be 13 story, with an 8,000 square foot restaurant.  Did you hear that!!!  A New 8000 sq ft restaurant near Mizner!  Yes we are excited!

No word yet on when this new facility will break ground, however Hyatt has been a known mover in the Palm Beach County Commercial Real Estate market with Hyatt Place facilities in West Palm Beach and Delray Beach.

Florida Real Estate Broker Convicted

Miami (former) Real Estate Broker  found guilty, and sentenced to 11 years in prison for his part in a 2.4 Million Dollar Fraud Scheme.   

The organizations involved in the scheme involved South Florida Realty, American Mortgage Lending and Royal Atlantic Title.

It is so unfortunate to see bad apples in our industry, and only points out how important it is to work with only trusted and researched commercial real estate brokers in South Florida.

Café Maxx Pompano Beach

Located on Atlantic Ave. East of US 1 in Pompano Beach, I was a little put off that this supposed elite restaurant was located in a Publix shopping center. The parking sucked but I kept a positive attitude although expectations were high. Once inside, I was surprised at the cozy, elegant but understated interior and small bar. Once we sat down the show began. They had some parmesan crisp flatbread and raisin walnut bread, both of which I love. Started with stone crabs and a duck and mozzarella ravioli with a red sauce instead of the brown butter it was supposed to come with. They were both incredible! Then had 2 fishes – a caramelized onion snapper and a blacked mahi with spicy noodles. Both came with assorted vegetables. Between the freshness, interesting flavors and preparations, I was very, very impressed! Undaunted, we proceeded with desert. Had a double chocolate fudge bread pudding and an apple tart. Absolutely heavenly, although next time we promised to go with the carrot cake and chocolate pecan pie. It is also worth mentioning the wine. I am really a beer and wine guy so at a place like this I am always sure to go with wine. They had a very impressive list of wines by the glass, which is almost always how I roll. Not only were the regular wines excellent, but they also offered desert wines as well. I love these and they are difficult to find although they should be served at all fine restaurants. Overall, I would agree that this is one of the finest restaurants in South Florida but it is not inexpensive! Trust me when I tell you it is well worth it. I look forward to coming back to this place again, hopefully sooner than later.

Internet Mogul Barry Diller is a man not to be trifled with.  He has single handed built one of the world's largest internet conglomerations.

Brickyard Restaurant & Micro Brewery

Located in the Garden Shops on the Southwest corner of Palmetto Park Rd. and Jog Rd. in Boca Raton, the restaurant looked very new. I went with my family on an early Monday night and it was less than half full, understandable for a large place on the worst night of the week. The first thing I have to mention is the beer. I love beer and this place had an impressive selection, all on tap. The beer was also served ice cold, which is how it should be but rarely is. We started with a margarita flatbread and the spinach dip. The flatbread was a 6 slice square shaped pie that was thin, tasty and crispy. The spinach dip came in a large bowl and was accompanied by an enormous amount of chips. This was served warm and was also very tasty. For our main dishes, my daughters shared the skirt steak, which they enjoyed greatly. It looked smoked, and somewhat barbequed but it was served medium as ordered. My wife had the teriyaki chicken sandwich. She liked it but I tried it and was not a fan. I was impressed that they offered the option of white or wheat bread though! I got the mahi special, blackened. The fish was fresh but not spicy at all. Also the broccoli was supposed to be steamed, it was served in either oil or butter. I got it with the onion straws, which were disappointing. The fish was pretty good, broccoli OK and onions no good. Judging from my wife’s sweet potato fries which were thinly cut, well done and very crispy, I made the mistake of not getting the French fries. Overall, we really enjoyed this place. It was very reasonable, casual, offered outside seating and had very cold beer. I will definitely return!

Ebb and Flow of the South Florida Real Estate Market

We thoroughly enjoyed the rational discussion in the Sun Sentinel about the ebbs and flows of South Florida Real Estate.

While Rosenfeld Realty Advisors is a Commercial Real Estate Broker in Boca Raton, servicing all of Florida, it would be foolhardy to think that we are not directly or indirectly impacted by the residential real estate market as well.

What this article seems to point out is a far more rational response from the market in general to market conditions on the ground.  The "Mania" that the market displayed over the last decade, in our opinion is inevitable to some extent, as everyone wants to jump on the bandwagon of a winner.  The problem our markets faced was not optimism, but massive balloons based in manic buying, fed with cheap and unrealistic mortgage rates.

Redfin notes that South Florida had a very short term surge in prices, and that we almost immediately settled down again.   Hearing that housing prices in Boca Raton and Ft. Lauderdale have declined slightly may sound like bad news in general for the boca raton commercial real estate market, but we don't think so

We are quite pleased to see an ebb and flow, small peaks and valleys as the market get's its groove.  It is far more productive for our economy to have small frequent adjustments, that are not of massive magnitude, than to have massive run ups, and crashes.

Fleming & Else Bistro To Eat and For Rent

 Tucked away in a little strip center on SW 18th St. between Military Trail and Powerline Rd. in South Boca Raton lies a jewel of a restaurant called Fleming & Else Bistro. Sadly, I just discovered this place just a couple of months ago but have been a regular ever since I did. Everything in the restaurant is made by hand every day. That starts with the rosemary bread and carrot bread that is served in the bread basket. Warning, the carrot bread is highly addictive and amazing. They have a ridiculous value that when you order an entre it comes with soup, salad and dessert all for $20 something dollars. While the food is good enough that they do not have to do this, it makes the old people who live in the surrounding area (who are the majority of customers) feel like they are getting a deal. And they sure are! This might be only before 6:00 or 6:30, not sure because we almost always eat early. Speaking of value, the wine deserves mention. The first time I went I was told it was happy hour and that they had pretty good house wines by the glass for $4! I tried the Sycamore Lane Chardonnay and it is very good. I get it every time I go now, although I am not sure if it is happy hour or not and do not care. This is good wine period. Sadly, the wine is only available to restaurants (I asked of course).

I always start with the fried calamari with spicy red sauce. It is truly the best I have ever had, they make it crispy as I ask them to yet it is still very very tender. It is also somehow very light and not so filling when shared with others. I love fish, so that is what I order the majority of the time I go out. They have a ton of fish options here!! I have had snapper, sesame seared with soy dipping sauce and wasabi, Spanish style shrimp with rice (twice) and finally a swordfish special that was blackened. Amazing all, and they are happy to customize any way you want it. The service, by the way, is truly outstanding. I have had Jamie and Fred each time I have been and have tipped at least 30% each time. Believe me when I tell you they are almost as good as the food. Finally, you cannot forget about desert at a fine restaurant. These too are all made in house. The apple walnut pie is the best I have ever had. I tried the peach pie last time and it was really excellent but had no sugar added and was not as good as the apple. What are impressive are the napoleons, which I have never tried but cannot be ignored as they are carried by.  I would say that this is the best restaurant in Boca Raton that no one knows about. While I don't want to create droves of people coming here ruining it for me and my family, it truly does deserve recognition for what it is: one of the best restaurants in South Florida at bargain prices to boot. I revel in impressing my friends and family by introducing them to my favorite new secret! I can't wait to go back!

In an increasingly complex world, it is always so refreshing to hear about things that are just genuinely good and altruistic, that also have a ripple effect of being good for the local economy.

CBS News did a great piece, which we could only find a small excerpt of, of how something as good and honorable as a wildlife refuge, has a great, and frankly unintended, ripple effect on the local economy.

Did you realize that in Florida's 6 national wildlife refuges, the sate attracted nearly 3 million visitors?  Most of these visitors ate somewhere all long the way, stayed someplace, or otherwise invested in Florida's economy.     Nationwide these wildlife refuges account fro over 35,000 jobs.

these numbers are purely federal.  We did some digging and found the following wildlife refuge in Palm Beach County.

New Regional Florida President at Wells Fargo

Climate Change, Florida, and Commercial Real Estate

All right my friends and followers, what do YOU think?


I don't often venture into the world of science and politics, it tends to be bad for business.

However, with so much of our economy and development in South Florida focussed around our beaches I was wondering about YOUR plans for the future.

I talked to a friend in Clearwater Beach, that decided NOT to buy a beautiful $3M home on the Gulf with 270 degree water front.  The home was an amazing value.  I don't think that you could ever buy a home like this in a first world country for as little as $3M, and my friend certainly had the money to afford it.  So I had to ask... why did he resist?

His answer took me aback a bit.   The home was built to be Hurricane resistant, but, his thinking was that in the next 30 years or so, with climate change, the home was likely to no longer be waterfront, but in the water.  Climate change would ruin his home due to rising oceans, and he couldn't justify the $3M for a home that would last only 30 years.

I was very surprised, but it got me thinking.

How many of you, are considering opening or expanding your commercial real estate presence in Boca Raton more inland, our of concern that climate change might destroy your waterfront values?

I'd be very interested in your comments.  The jury is out for me either way, and the South Florida part of me always wants Water Water Water and more Water.   How much is the threat of possible climate change influencing your commercial real estate in Boca Raton decisions?

Schools & the future of our South Florida Economy


Its no secret the South Florida Real Estate is tied to our local economy.  We are incredibly grateful, that those we put in office, also recognize that the education of our children is the future of our economy in south florida.

Rosenfeld Realty Advisors is on constant watch for changes, commitments, and successes in our local education policies, as a parent, we are especially interested.

It was with great pleasure that we read in The Miami Herald about how our Dade county officials are living up to their word and providing the funding to Miami/Dade schools that they need, and more importantly, that we committed to our children we would provide!
