More Growth in South Florida

The investment scene has been warming up, and is about to get a lot hotter.

Rescued from Bankruptcy

Yes, the real estate recession has been enormous, and parts of South Florida Commercial Real Estate have been particularly hard hit.

That's why, as Commercial Real Estate Brokers in South Florida we need to celebrate all of the small victories against Foreclosure.

We were very happy to read in the South Florida Business Journal that Causeway Square in Miami is no longer in foreclosure, and that the Management Company has struck a deal with their lender.

We are seeing growth, and a slowdown in foreclosures in the entire South Florida Area.   Our hat's off to Irwin for pulling out of foreclosure!

New Growth in Miami

In yet another sign of South Florida's growing business influence, it is incredibly exciting to see that Qatar Airlines is moving into Miami!

I know, we are all about South Florida Commercial Real Estate, and not the airline business, however, everything that brings business to South Florida, or increases our global economic cache influences out local economy.

How exciting to have Qatar flying into Miami 4 times a week!  Bring on the business!

Tourism Hiring Flat, but Construction Growing

The Palm Beach Post has just written an, at best neutral, but frankly gloomy article about the recovery in Florida.

In their article they point out that the economy nationally has not been improving "robustly" which is impacting the number of people coming to Florida for vacation.  With Tourism as our #1 economy driver, this means that very few people are making new hires for this tourism season.

Oddly, in the same article, they mention not 1 but 3 job fairs going on specifically for the tourism season and new construction by Wings.

The real note of importance in the somewhat gloomy article though is the following:

"Florida has been doing better than the national labor market, said Snaith, who is director of the Institute for Economic Competitiveness.“Being ahead of what is a sub-par recovery is not saying Florida’s recovery has been robust,” he said.However, economists noted that job gains were broadly based, and included a sizable boost in construction, a positive sign for Florida’s economy. Lately, however, national news has overshadowed any positive gains and brought a pall to consumer and business-owner sentiment."

We mirror the observation.  Construction cranes are back on the skyline, pickups are on the road wtih constructions workers in the back and cement mixer in tow!  It is easy to get caught up in reporting about how bad things are, but the bedrock truth is.. Florida is Building Again!

This bodes well for the future of Commercial Real Estate in Florida.  Like any market, NOW is the time to get in, not later when the recovery is robust and demand for quality South Florida Real Estate has driven prices out of reach for many who "could" have gotten in now.

Brazil and South Florida Commercial Real Estate

Despite the Chill in relationships between Brazil and the White house over Email spying, Brazil continues to be a major contributor to the South Florida Economy and real estate scene.

Over 20 cents of every dollar that goes through the port of Miami is destined for Brazil.

According to a recent WLRN article..."South Florida real estate would probably not be recovering as quickly as it is without Brazilian investors and buyers."

We couldn't agree more.  As far north as Boca Raton we see a huge influx of Brazilian population.  According to +Orin Rosenfeld 

South Florida's massive cultural diversity, and of course our spectacular weather, have always been massive contributors to the South Florida Commercial Real Estate Market.

Vibrant Arts Community in Palm Beach County

It is no secret that a vibrant arts community is good for business.  Businesses like to invest in and move in an area where the community is rich with culture, arts and diversity.

Commercial Backed Mortgages in South Florida

One of the instruments in the spotlight adding to the real estate meltdown was Commercial Backed Mortgages, or CMBS.   With new standards in place for appropriate backing of these securities, it is good to see them make a comeback in the South Florida Economy.

The return of CMBS has been very strong with 98% more of the securities granted in South Florida over the same period last year.

Seeing investor confidence in South Florida is a harbinger of our improving Economy.
